Preconstruction Manager
Our client is seeking an experienced and strategic Preconstruction Manager to lead the planning, estimating, and preconstruction efforts for a diverse portfolio of commercial construction projects in the Boise, Idaho market. This role is responsible for overseeing project budgeting, conceptual estimating, value engineering, subcontractor engagement, and client collaboration from project pursuit through construction handoff.
The ideal candidate is a proactive leader with strong estimating expertise, excellent communication skills, and a proven ability to build relationships with clients, design teams, and trade partners.
Key Responsibilities
- Lead all preconstruction activities from project pursuit through turnover to operations.
- Prepare conceptual, schematic, design development, and GMP estimates for commercial construction projects.
- Analyze drawings, specifications, and project documents to develop accurate cost projections.
- Coordinate with owners, architects, engineers, and internal project teams to align scope, budget, and schedule expectations.
- Manage subcontractor and vendor solicitation processes, including bid leveling and scope analysis.
- Facilitate value engineering efforts to identify cost-saving opportunities while maintaining project quality and objectives.
- Develop and maintain project budgets, cost models, and cash flow projections.
- Participate in client presentations, interviews, and business development efforts.
- Identify project risks and provide mitigation strategies during the planning phase.
- Support contract negotiations and procurement planning.
- Ensure smooth handoff of awarded projects to project management and field operations teams.
- Maintain current knowledge of local market conditions, labor trends, material pricing, and subcontractor availability.
Qualifications
Required
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (or equivalent experience).
- 5+ years of commercial construction estimating and/or preconstruction experience.
- Experience preparing conceptual and detailed estimates for projects ranging from $5M to $100M+.
- Strong understanding of commercial construction methods, materials, and building systems.
- Proven experience managing subcontractor bidding and procurement processes.
- Ability to read and interpret construction drawings and specifications.
- Excellent analytical, organizational, and communication skills.
- Proficiency with estimating software and Microsoft Office Suite.
Preferred
- Experience with design-build, CM/GC, and negotiated project delivery methods.
- Knowledge of the Idaho commercial construction market.
- Experience with tools such as Bluebeam, BuildingConnected, Procore, Sage Estimating, or similar platforms.
- Professional certifications such as CCM, DBIA, LEED, or PMP.
