About the Opportunity
A commercial general contractor in the Seattle market is seeking an experienced Project Manager or Senior Project Manager to lead tenant improvement and commercial interiors projects from preconstruction through closeout.
This role is well-suited for a construction professional who understands the pace, coordination, and client-facing nature of TI work. The ideal candidate will be comfortable managing multiple stakeholders, working in occupied environments, coordinating design and trade partners, and driving schedule, budget, quality, and communication across fast-moving commercial projects.
Position Summary
The Project Manager / Senior Project Manager will be responsible for overall project leadership, including preconstruction support, budgeting, scheduling, subcontractor management, owner communication, project documentation, change management, cost control, and closeout.
This person will serve as the primary point of contact for clients, design teams, subcontractors, field leadership, and internal project teams. The role requires strong communication, attention to detail, technical construction knowledge, and the ability to manage multiple projects or larger complex TI assignments depending on experience level.
Key Responsibilities
• Lead commercial tenant improvement projects from preconstruction through closeout
• Manage project budgets, schedules, contracts, procurement, change orders, RFIs, submittals, and owner communication
• Partner with Superintendents to ensure field execution aligns with schedule, budget, safety, quality, and client expectations
• Coordinate closely with owners, architects, consultants, subcontractors, vendors, and internal team members
• Support preconstruction, estimating, budgeting, value engineering, constructability review, and project planning
• Manage subcontractor buyout, scope review, contract administration, and procurement strategy
• Track project cost, forecast financial performance, and maintain accurate project reporting
• Lead OAC meetings, subcontractor meetings, and internal project coordination meetings
• Identify project risks early and develop practical solutions to keep work moving
• Manage change events, pricing, documentation, approvals, and client communication
• Maintain strong client relationships and support repeat business through clear communication and reliable execution
• Oversee project closeout, punch list, final documentation, and turnover
• For Senior Project Manager candidates, provide mentorship to Project Engineers, Assistant Project Managers, and Project Managers as needed

Qualifications
• Commercial general contracting experience required
• Strong tenant improvement / commercial interiors experience preferred
• Experience managing projects from preconstruction through closeout
• Ability to manage multiple smaller projects or larger complex TI projects
• Strong understanding of subcontractor coordination, project documentation, cost control, and schedule management
• Comfortable working directly with owners, architects, consultants, subcontractors, and field teams
• Experience with occupied renovations, phased work, or fast-track schedules is strongly preferred
• Strong communication, organization, follow-through, and problem-solving skills
• Ability to lead meetings, manage expectations, and maintain professional client relationships
• Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred, but not required
• Equivalent commercial construction experience will be considered
