Compensation: Up to approximately $160,000 base, depending on experience

About the Opportunity

A large contractor is seeking a Project Manager to support multifamily construction projects in the Seattle market.

This role is best suited for a Project Manager with approximately 4-7 years of experience who has worked in a larger multifamily construction environment. The ideal candidate will understand both project execution and the front-end project process, including entitlements, design coordination, preconstruction, subcontractor strategy, permitting, and municipal coordination.

The strongest fit is someone who has been exposed to larger-scale multifamily or mixed-use work with a sophisticated construction operation. This role is less likely to fit someone coming only from a smaller regional GC environment without larger multifamily or front-end process exposure.

Position Summary

The Project Manager will help lead assigned multifamily projects from early planning through completion. Responsibilities include project administration, entitlement coordination, design and preconstruction support, scheduling, cost tracking, contract administration, subcontractor buyout, owner / consultant coordination, project reporting, and closeout.

This person should be comfortable working in a collaborative environment with internal construction leadership, preconstruction, design partners, consultants, municipalities, subcontractors, and ownership stakeholders.

Key Responsibilities

• Lead and support multifamily projects through planning, preconstruction, construction, and closeout
• Assist with entitlement coordination, permitting, municipal communication, design reviews, and early project planning
• Manage project schedules, budgets, contracts, cost projections, and project status reporting
• Coordinate with internal construction, estimating, preconstruction, and design teams
• Lead subcontractor scope review, bid strategy, buyout, negotiation, and award processes
• Review and manage construction-related contract terms in partnership with senior leadership
• Support project pursuit strategy, bid preparation, and project presentations when needed
• Identify project risks early and work with the team to resolve cost, schedule, design, and coordination issues
• Build and maintain relationships with clients, consultants, subcontractors, municipalities, and internal stakeholders
• Track design changes, cost impacts, schedule constraints, entitlement items, and permitting issues
• Maintain accurate project documentation and consistent communication throughout each phase of the project
• Travel as needed based on project requirements

Target Background

• 4-7 years of construction project management experience
• Larger multifamily construction experience strongly preferred
• Experience with podium, wrap, garden-style, urban infill, mixed-use, or similar residential construction preferred
• Prior design-build, negotiated, or collaborative delivery experience preferred
• Exposure to entitlements, permitting, municipal coordination, design coordination, and preconstruction preferred
• Experience working on projects in the $10M-$100M range preferred
• Strong understanding of scheduling, estimating, cost control, subcontractor management, contracts, procurement, and project reporting
• Local subcontractor, consultant, client, or municipal relationships are a plus
• Bachelor’s degree in Construction Management, Construction Engineering, or related field preferred
• Equivalent construction experience will be considered
