The ideal candidate has a strong background in multifamily ground-up construction, excellent leadership and communication skills, and a proven ability to coordinate subcontractors, consultants, vendors, and internal project teams. This role requires a hands-on construction professional who can proactively solve problems, manage project risk, and drive accountability across all phases of construction.

Key Responsibilities

  • Project Management: Lead all phases of multifamily construction projects, from preconstruction planning and mobilization through construction, closeout, and turnover.

  • Budget & Cost Control: Develop, manage, and maintain project budgets, cost forecasts, commitments, change orders, and contingency plans to achieve financial objectives.

  • Scheduling: Develop and maintain detailed project schedules, monitor critical path activities, identify potential delays, and implement corrective action plans.

  • Subcontractor Management: Solicit and evaluate subcontractor bids, coordinate scopes of work, manage subcontractor performance, and ensure compliance with project schedules and quality expectations.

  • Field Coordination: Work closely with superintendents and field personnel to coordinate daily construction activities, resolve conflicts, and maintain efficient jobsite operations.

  • Quality Assurance: Ensure construction complies with approved plans, specifications, building codes, applicable regulations, and established quality standards.

  • Safety & Compliance: Promote a strong safety culture and ensure project teams and subcontractors follow applicable safety requirements and site-specific protocols.

  • Owner & Stakeholder Communication: Maintain strong working relationships with owners, architects, engineers, consultants, inspectors, and other project stakeholders.

  • Procurement & Contract Administration: Manage subcontract agreements, purchase orders, material procurement, submittals, RFIs, and change management processes.

  • Risk Management: Identify project risks, proactively resolve construction challenges, and escalate issues that may affect cost, schedule, quality, or contractual obligations.

  • Reporting: Provide regular updates on project progress, financial performance, schedule status, outstanding issues, and anticipated project milestones.

  • Project Closeout: Oversee punch lists, inspections, certificate-of-occupancy requirements, final documentation, warranty coordination, and turnover activities.

Qualifications

  • 4+ years of construction project management experience, preferably with a general contractor or multifamily developer.

  • Demonstrated experience managing ground-up multifamily residential construction projects, including apartments, podium-style developments, or other large-scale residential communities.

  • Proven ability to manage project budgets, schedules, subcontractors, contracts, and construction documentation.

  • Strong understanding of construction means and methods, building systems, sequencing, and trade coordination.

  • Experience with project management and scheduling software such as Procore, Bluebeam, Microsoft Project, Primavera P6, or comparable platforms.

  • Strong financial acumen, including cost forecasting, budget tracking, change-order management, and cost-to-complete analysis.

  • Excellent written and verbal communication, negotiation, organizational, and problem-solving skills.

  • Ability to manage multiple priorities while maintaining a high standard of quality and accountability.

  • Knowledge of applicable building codes, permitting requirements, and construction practices relevant to the Las Vegas market.

  • Ability to travel to and work regularly at active construction sites in the Las Vegas area.

Preferred Qualifications

  • Experience delivering multifamily projects from sitework and foundations through final completion and occupancy.

  • Experience with podium, wrap, garden-style, or other multifamily construction types.

  • Bachelor's degree in Construction Management, Civil Engineering, Construction Engineering, or a related field; equivalent practical experience will also be considered.

  • Established relationships with local subcontractors, vendors, consultants, and trade partners in Southern Nevada.

  • Experience with value engineering, constructability reviews, design coordination, and preconstruction planning.

What We’re Looking For

The successful candidate will be a proactive, results-oriented construction leader who takes ownership of project outcomes. This individual should be comfortable balancing field execution with financial and administrative responsibilities, making informed decisions under pressure, and maintaining productive relationships with all project stakeholders.

Our client values candidates who demonstrate integrity, attention to detail, strong commercial judgment, and a commitment to delivering high-quality multifamily communities safely and efficiently.
